Do I own my home?

Yes. The land lease model allows purchasers to own their homes 100% at an affordable price point. This gives you the convenience to free up more of your savings

How much are the site fees?

Sites fees vary, however, they start at $249 per week and are paid fortnightly. If you are approved to receive Government Rent Assistance, the weekly site fee will be reduced, depending on your personal financial situation. However, this cost can be offset through Commonwealth Rent Assistance, if the resident receives a benefit such as the age pension, JobSeeker payment, carer payment or disability support pension.

Do I have to pay a corporate deferred management fee, entry or exit fees?

No. Under the land lease model, you don’t pay any extra fees unlike in the traditional retirement living

How secure is my tenure?

The tenure of your site is very secure at Tallowood, we operate under the Residential (Land Lease) Communities Act 2013, NSW. This legislation seeks to promote fair trade practices by operators by improving the governance of residential communities.

What does my site fee cover?

Your weekly fee includes the lease of your land and a variety of cost related to operating and maintaining the common areas of the community and the use of the facilities

Do I have to pay stamp duty?

No. You don’t pay stamp duty on the purchase of your home. This is one of the many savings at Tallowood

Can I make modifications to my home?

Any modifications on the outside of the home that are visible to the community need to be approved by the community manager

What other fees do I need to consider?

The only outgoing expenses are the use of your utilities such as gas, electricity, water, phone, internet and any insurance you have on your home & contents

What age do I need to be to move in?

We welcome all over 50’s to live in our communities

Easy, warming and packed with protein.
5-ingredient protein recipe: warm chicken pesto bake

Ingredients
2 chicken breasts
3 tablespoons pesto
1 cup cherry tomatoes
1 cup grated mozzarella
1 tin cannellini beans, drained

Method
Preheat oven to 180°C.
Place the chicken breasts in a baking dish.
Spread pesto over the chicken, then add cherry tomatoes and cannellini beans around the dish.
Sprinkle mozzarella over the top.
Bake for 25–30 minutes, or until the chicken is cooked through.

Serve with a simple salad or steamed greens.
