Jonathon Steggles Mendez

Founder and Managing Director

Jonathon is the Vivacity Property Founder and Managing Director. He has extensive experience in the property industry, specialising in residential land lease communities. He is dedicated and endeavours to create nurturing, positive communities that offer convenience, connection, and location.

His career highlights include leading the acquisition and development team for an ASX listed land lease operator, overseeing the acquisition portfolio, development portfolios, and managing joint venture relationships.

Jonathon holds an Australian Institute of Company Directors membership, Bachelor of Business Management and a Masters in Finance.

Natalie Kwok

Chief Operating Officer

Natalie is the COO at Vivacity Property, with over 20 years of experience in the property industry specialising in the land lease sector. Her broad experience spans capital and property transactions, strategic leadership, corporate governance and industry advocacy. Prior to joining Vivacity, Natalie was a senior executive with an ASX listed land lease operator and has held representative roles with various retirement living industry associations and committees.

Natalie sees and is driven by the positive impacts on the health and wellbeing of residents living in happy, connected land lease communities. She is passionate about leading and developing people, and fostering a positive workplace culture.

Natalie holds a Bachelor of Commerce and Law (Hon) Degree.

Aneta Stojanoski

Chief Financial Officer

Aneta is the CFO at Vivacity Property, with 25+ years of experience in the property development and construction industry, specialising in finance. Her broad experience spans financial strategy, commercial decision-making, corporate governance and reporting. Prior to joining Vivacity, Aneta held senior finance leadership roles with property development and construction businesses, where she led financial performance, governance and reporting frameworks across complex, multi-project portfolios.

Aneta is driven by the role finance leadership plays in long-term value creation and successful project delivery across the land lease sector. She enjoys partnering with operational and development teams to translate financial insight into practical outcomes that support the delivery of high-quality communities.

Aneta holds a Bachelor’s Degree in Commerce and is a Chartered Accountant.

John Rowley

Head of Development

John is the Development Director at Vivacity Property, and has 20+ years in the property industry, specialising in the delivery of large-scale projects across residential communities, seniors living and commercial precincts. John enjoys the opportunity to create high-quality retirement communities where the happiness and satisfaction of residents is the first-priority.

Prior to Vivacity, John held senior development management roles with several large private developers and delivered 2,000+ residential lots. In addition, John held the position of senior development manager of new communities for an ASX listed land lease operator.

John holds a First-Class Honours Degree in Construction Management.

Janine Spencer

Head of Marketing

Janine is the Marketing Director at Vivacity Property, with 15+ years’ experience in the property industry in Australia and the Middle East, specialising in seniors living. Janine is passionate about designing data-led, and insightful customer experiences offering tailored solutions that focus on what is most important for potential residents of every Vivacity community.

Prior to joining Vivacity, Janine held Senior Marketing roles in top ASX companies in sales, marketing and digital transformation.

Janine holds a Bachelor of Business, from Swinburne University, Strategic Marketing Management from Harvard Business School and Digital Strategy from Columbia University.

Kerryn Deacon

Head of Sales and Operations

Kerryn Deacon is the Head of Sales and Operations at Vivacity Property, bringing more than 20 years of leadership experience across residential communities, retail and hospitality. She is passionate about creating thriving, connected communities where residents feel a genuine sense of belonging and enjoy an exceptional living experience.

With a people-first leadership style, Kerryn oversees sales and operational performance across Vivacity’s communities, ensuring every resident’s journey is seamless—from their first enquiry through to feeling truly at home. She is driven by the positive impact that well-managed communities have on residents’ health, wellbeing and happiness.

Prior to joining Vivacity, Kerryn held senior leadership roles with a leading ASX-listed land lease operator, managing a large multi-state portfolio and delivering strong operational and commercial outcomes. Her focus on community, leadership and resident experience continues to shape vibrant places where people can connect, thrive and belong.

Andrew Bodiam

Head of Acquisitions

Andrew is the Acquisitions Manager at Vivacity, overseeing the company’s acquisition strategy and execution. He brings extensive experience in the residential land lease community sector, with a strong track record of successful transactions. Andrew is deeply passionate about land lease communities and the positive impact they deliver for residents and the broader community.

Prior to joining Vivacity, Andrew held a senior role at an ASX-listed land lease community developer and operator, where he was instrumental in driving strategic growth initiatives.

He holds Bachelor's degrees in Economics and Commerce from Macquarie University.

Tom Copping

National Planning Manager

Tom is Vivacity Property’s Planning Manager. In his role, Tom is responsible for managing all planning activities from site acquisition assessments to masterplan and construction approval. He is a seasoned planning and development professional with in-depth experience providing planning and development advice. Tom is inspired to plan exceptional, and detailed retirement communities that are ultra-convenient, beautiful, and achieve outstanding outcomes.

During his career, Tom has held senior planning roles with private developers, NSW state government, and local councils to successfully manage and deliver large and complex residential rezoning and development approvals.

Tom holds a Bachelor of Town Planning (Honours).
