VIVACITY PROPERTY GROWS WITH PURPOSE AS NATIONAL EXPANSION CONTINUES

Vivacity Property is growing, bringing its considered approach to community living to more locations across Australia.

With communities spanning New South Wales, Queensland and now, South Australia, Vivacity’s expansion reflects the changing way many Australians are choosing to live. More people are looking for homes that feel easier to maintain, communities that feel welcoming, and locations that offer lifestyle, connection and everyday convenience.

For Vivacity, growth is not about moving quickly. It is about choosing the right places and taking the time to create communities that feel good to live in, now and into the future.

Rather than pursuing rapid expansion, Vivacity’s strategy is focused on carefully selecting locations where it can invest for the long term, build on existing communities, enhance the resident experience and deliver future stages in a measured way.

This means every community is looked at with purpose and care. Some are already established, with residents, friendships and a strong sense of place already in motion. Others are new communities with the opportunity to be thoughtfully shaped from the ground up. In both cases, Vivacity’s focus remains the same: to create places where people feel supported, connected and proud to call home.

Vivacity’s expansion into South Australia marks an exciting next step, with the business establishing its first communities in the state at Lakeside Goolwa and Encounter Bay. These lifestyle-focused locations reflect the growing demand for lower-maintenance living in coastal and community-minded regions, while also strengthening Vivacity’s national presence.

Vivacity communities in lifestyle locations:

Lakeside Goolwa, South Australia
A thriving established community of 158 homes, with approval in place to welcome a further 170 homes as part of its next stage of growth.

Encounter Bay, South Australia
A future coastal community in a sought-after seaside setting, with approval for more than 300 homes.

Magnolia Resort, Glenvale, Queensland
An established lifestyle community of 210 homes, now set to expand with a further 114 approved homes,
creating even more opportunity to be part of a connected and growing community.

Natrium, Coral Cove, Queensland
A premium coastal community where Stage 1 is now selling, offering lower-maintenance living close to the coast.

Fraser Lakes, Queensland
An active development underway, contributing to Vivacity’s expanding presence across Queensland.

Tallowood Medowie, Port Stephens, New South Wales
An established over-50s community offering resort-style living, premium homes and a connected lifestyle in the Port Stephens region.

Stratford Gardens, Tahmoor, New South Wales
A lifestyle community combining country-style surrounds, established gardens and everyday convenience.

Berkeley, Wollongong, New South Wales
A future land lease community opportunity in the Illawarra.

Boambee Valley, New South Wales
A future vibrant coastal community in Coffs Harbour.

Cambewarra, New South Wales
Nestled between rolling green hills and a rainforest on the NSW South Coast, this community will offer a slower pace of life while remaining close to Nowra, wineries and coastal escapes.

Across each of these locations, Vivacity’s expansion is guided by the same considered approach: choosing places with strong lifestyle appeal, investing in communities for the long term and creating more opportunities for residents to enjoy lower-maintenance living with comfort, connection and everyday ease.

As Vivacity continues to grow, its purpose remains clear. The aim is to create communities that make everyday life feel simpler, more connected and more enjoyable.

For residents, this means the freedom of a lower-maintenance home, the comfort of a welcoming neighbourhood and the confidence of knowing their community is being cared for by a team committed to the long term.

Vivacity’s expansion is about more than new locations on a map. It is about creating more opportunities for Australians to find a place where they can feel at home, enjoy the lifestyle they have worked hard for, and be part of a community that continues to grow with care.

WINTER WELLBEING: GENTLE WAYS TO STAY ACTIVE INDOORS

As the cooler months settle in, it can be easy to spend more time indoors and let regular movement slip from the daily routine. But winter is also an important time to stay active, particularly for over-55s who want to maintain strength, balance, flexibility and confidence in everyday life.

The good news is that staying active does not need to mean intense workouts or complicated equipment. With a few simple, low-impact activities, you can keep your body moving, support your wellbeing and create a routine that feels enjoyable, safe and achievable.

At Vivacity Property, we believe retirement living should support an active, connected and fulfilling lifestyle. Whether it is a gentle stretch at home, a walk with a neighbour or a group wellness activity within the community, small moments of movement can make a meaningful difference.

Why movement matters as we age
Regular physical activity offers a wide range of benefits for older adults. It can help support heart health, joint mobility, muscle strength, balance and coordination. It can also assist with managing everyday aches and stiffness, improving sleep, boosting energy levels and supporting a more positive mood.

Movement also plays an important role in maintaining independence. Activities that build balance and strength can help reduce the risk of falls, while gentle stretching and mobility exercises can make everyday tasks feel easier.
Just as importantly, staying active can be social. Joining a group class, walking with friends or taking part in a community activity can help create connection, motivation and a greater sense of routine.

Staying active through winter
During winter, shorter days and cooler weather can make it less appealing to head outside. This is when simple indoor activities can be especially helpful. The key is to choose exercises that suit your own fitness level, mobility and confidence. For some, that may mean a daily walk and light strength exercises. For others, it may be chair-based movement, stretching or gentle balance practice.

Before starting any new exercise routine, it is always best to speak with your GP or health professional, particularly if you have an existing health condition, injury or mobility concern.

Low-impact activities to try this winter

Chair exercises
Chair-based movement is a great option for those who prefer extra support. Gentle seated marches, arm raises, ankle circles and leg lifts can help improve circulation, mobility and strength without placing too much strain on the body.

Gentle stretching
A few minutes of stretching each day can help ease stiffness and improve flexibility. Focus on simple movements for the neck, shoulders, back, hips and legs. Stretching after a warm shower or later in the morning can feel especially comfortable in cooler weather.

Walking indoors or undercover
Walking remains one of the easiest and most effective low-impact activities. If the weather is not inviting, try walking around the home, along covered paths, through community spaces or at a local shopping centre.

Tai Chi
Tai Chi is a gentle, flowing practice that supports balance, coordination and calm. It is often well suited to older adults because the movements are slow, controlled and low impact.

Yoga or gentle mat movement
Gentle yoga can support flexibility, breathing, posture and relaxation. Chair yoga is also a good option for those who prefer not to get down onto the floor.

Light resistance exercises
Using light hand weights, resistance bands or even household items can help maintain muscle strength. Simple bicep curls, shoulder presses or seated leg extensions can be adapted to suit individual ability.

Balance practice
Balance exercises can be as simple as standing near a sturdy chair and gently shifting weight from one foot to the other. Small, regular balance practice can help build confidence with everyday movement.

Dancing at home
Putting on a favourite song and moving gently around the room can lift the mood while supporting coordination and heart health. It does not need to be structured, just enjoyable.

Water-based exercise
For those with access to a heated pool, gentle aqua aerobics or walking in water can be kind on the joints while still providing a full-body workout.

Make it part of your day
The best exercise routine is one that feels realistic. Rather than trying to do too much at once, start small and build from there. You might stretch while waiting for the kettle to boil, do a few chair exercises during the morning news, or take a short walk after lunch.

Even ten minutes of gentle movement can help you feel more energised and mobile. Over time, these small habits can support greater strength, confidence and wellbeing.

Moving well, living well
Winter is a wonderful time to focus on simple routines that support your body and mind. By choosing safe, enjoyable and low-impact activities, you can keep moving, stay connected and continue making the most of everyday life.

At Vivacity Property, our communities are designed to support a lifestyle where wellbeing, connection and independence can thrive, season after season.

A FEEL GOOD WINTER RECIPE

Easy winter recipe: warm chicken pesto bake

When the weather cools down, simple, nourishing meals can make all the difference. This warm chicken pesto bake is easy to prepare, full of flavour and packed with protein to help support strength, energy and everyday wellbeing.

With just five core ingredients, it is a practical recipe for midweek dinners, relaxed entertaining or cooking ahead for the next day. The chicken provides lean protein, the cannellini beans add extra fibre and plant-based protein, while the cherry tomatoes bring freshness and natural sweetness. Finished with pesto and melted mozzarella, it is comforting without feeling too heavy.

Ingredients

Serves 2
• 2 chicken breasts
• 3 tablespoons pesto
• 1 cup cherry tomatoes
• 1 cup grated mozzarella
• 1 tin cannellini beans, drained and rinsed

Method
Preheat oven to 180°C.

Place the chicken breasts in a baking dish and spread the pesto evenly over the top.
Scatter the cherry tomatoes and cannellini beans around the chicken, making sure they are evenly distributed in the dish.
Sprinkle the grated mozzarella over the top.

Bake for 25–30 minutes, or until the chicken is cooked through and the cheese is golden and melted.

Allow to rest for a few minutes before serving.
Serve with a simple garden salad, steamed greens or roasted vegetables for a balanced, warming meal.

Simple tip
For extra flavour, add a squeeze of lemon juice, cracked pepper or a handful of fresh basil before serving. You can also slice any leftovers and enjoy them with salad the next day.

VIVACITY PROPERTY EXPANDS INTO SOUTH AUSTRALIA AS DEMAND GROWS FOR HIGH-QUALITY, LOWER-MAINTENANCE COMMUNITY LIVING

Vivacity Property has entered the South Australian market, establishing its first communities at Goolwa North and Encounter Bay as part of its continued national expansion across Queensland and New South Wales.

The move comes as demand continues to rise for well-located, lower-maintenance living options that offer a strong sense of community, particularly in coastal and lifestyle-driven regions.

Rather than pursuing rapid expansion, Vivacity’s strategy is focused on carefully selecting locations where it can invest for the long term, building on existing communities, enhancing resident experience, and delivering future stages in a measured way.

A considered expansion into South Australia
Vivacity’s entry into South Australia is anchored by:
• Goolwa North, SA: an established 158-home community with approval for a further 170 homes
• Encounter Bay, SA: an approved greenfield site for more than 300 homes in a premium coastal setting

These projects are complemented by continued growth across:

Queensland
• Glenvale, Toowoomba: 210 home community acquired in December, with approval for a further 114 homes
• Coral Cove: Stage 1 now selling
• Fraser Lakes: active development underway
New South Wales, where Vivacity has an established and growing presence

Together, the portfolio now spans 12 communities nationally, with more than 3,000 homes across operating, approved and future stages, currently representing over 1,000 residents and growing.

Long-term ownership, not short-term expansion
Founder and Managing Director Jonathon Mendez said the expansion reflects Vivacity’s long-term approach to building and operating communities.

“We are not short-term developers, we are long-term custodians of communities.
“South Australia is a natural next step for us. Locations like Goolwa and Encounter Bay already have a strong sense of place, and our role is to build on that, carefully, respectfully and over time.
“At Goolwa North in particular, we’re looking forward to investing in the existing community, improving facilities, supporting connection between residents, and thoughtfully delivering the approved expansion to welcome new residents in the years ahead.
“Across every market, our focus is the same: create places where people feel proud to live, supported in their day-to-day lives, and connected to those around them.”

What this means for residents
For existing residents at Goolwa North, Vivacity’s approach is centred on continuity and gradual improvement.

There are no immediate changes to how the community operates. Instead, the focus will be on:

• Listening to residents and understanding what matters most
• Maintaining the character and strengths of the existing community
• Investing in shared spaces and facilities
• Delivering the approved expansion in a staged and considered way

The goal is simple: to enhance what already exists, not disrupt it.

A growing national platform
Vivacity’s expansion into South Australia strengthens a diversified national portfolio spanning New South Wales, Queensland and now South Australia.

For the business, this provides:
• Exposure to a growing segment of the housing market driven by demographic demand
• A pipeline of approved and future stages supporting long-term growth
• Geographic diversification across multiple states
• A model underpinned by long-term ownership

Vivacity continues to pursue opportunities selectively, supported by institutional capital and an integrated platform across acquisition, development and operations.

FINDING THE PERFECT BALANCE: JANICE’S LIFE AT TALLOWOOD MEDOWIE

After more than 25 wonderful years living in a unit on Sydney’s stunning Northern Beaches, I decided that retirement was the perfect opportunity to embrace a quieter lifestyle in a community that truly understands the joys and needs of this stage of life.

Choosing to move to an over 50’s lifestyle village has proven to be one of the best decisions I have made.

What stands out most is the genuine sense of community and belonging. Surrounded by others at a similar stage in life, it is easy to form meaningful friendships and share experiences. The village provides a peaceful environment, with beautiful spaces for relaxation and morning walks, as well as a variety of facilities including indoor and outdoor pools, a tennis and pickleball court, and a bowling green. Regular activities and events, thoughtfully organised by community-minded residents, offer opportunities to be as involved as you wish. I value the security and freedom this lifestyle affords, allowing me to focus on the things I enjoy—whether that’s participating in social activities, exploring new hobbies, or simply appreciating the tranquility.

The change of pace has been truly refreshing. Free from the hustle and bustle of city life, I now enjoy the semi-rural atmosphere of Medowie, with beaches and waterways close by. This lifestyle village has provided the ideal balance of independence, community, and peace of mind, enabling me to make the most of my retirement years.

FIVE YEARS, NO REGRETS: JOY & WARREN’S TALLOWOOD STORY

We visited Medowie from Mudgee for several years staying with our best friends. When they told us that they were planning to move into an over 50’s facility we laughed wondering why.

We then found ourselves in a situation where we had to spend weeks at a time in Newcastle due to family issues. My friend made an appointment with me with Kim, Sales Manager for Tallowood, during one of my stays with her.

Kim showed me around what was then a building site, explained to concept & showed me a few of the houses under construction at the time. I went back to Mudgee & told my husband we were moving & 6 months later we moved in. 2 years before our friends who started this conversation

We never looked at any other facility/ village as we knew Medowie well from our regular visits, it was within walking distance to shops & our best friends were going to be around the corner

We have been here 5 years & started with red dirt, building noises, then Covid restrictions & having lived through all this we do not regret it one iota.

We use wonderful facilities daily, from line dancing to bowls. There is not a morning where we don’t have something to do within the village. In fact, I sometimes laugh & say I have weekends off

I would recommend this lifestyle to anyone & happily say Vivacity has really provided a wonderful environment for us to enjoy.

HOW WELLNESS, DESIGN AND CONNECTION SHAPE VIVACITY LIFE

Retirement today is not simply a phase in life, it’s a chance to live more fully, with purpose, connection, and wellbeing at the centre. According to National Seniors research, happiness in later life is strongly linked to being socially connected, active, mentally engaged and financially secure, all areas where retirement communities can genuinely make a difference.

Recent findings show that as many as one in four older Australians experience loneliness, a factor strongly associated with poorer health outcomes, reduced life satisfaction and lower wellbeing overall. Meanwhile, staying socially active and connected is among the top predictors of happiness in later life.

At Vivacity Properties, we see this come to life every day. For example, we recently opened the new Wellness Centre at Stratford Gardens, officially launched on 17 December 2025. Designed as a shared hub for health and connection, the centre features a pool, sauna and fully equipped gym, giving residents easy, everyday access to facilities that support movement, recovery and social interaction, not as an occasional indulgence, but as part of daily life.

The research also highlights that happiness is not driven by one factor alone, it’s built on a foundation of physical health, purpose, social relationships and emotional balance. That’s precisely why each Vivacity community offers resort‑style amenities that make wellness habitual, not aspirational:

• Heated indoor and outdoor pools
• Fully equipped gyms and movement studios
• Yoga and meditation spaces
• Walking tracks and outdoor social spaces

This approach helps residents stay active and engaged, not out of obligation but because it becomes a natural part of everyday life.

Homes at Vivacity communities are thoughtfully designed for modern living with light‑filled layouts, private gardens, and flexible rooms that support hobbies, gatherings and personal fulfilment. Whether it’s a creative studio, hobby shed or alfresco area, residents have places that encourage activity, purpose and serenity.

This supports another key finding: residents who stay socially, mentally and physically engaged in retirement tend to report higher life satisfaction. Whether it’s making new friends over coffee, joining a walking group, or simply enjoying casual shared meals at the Country Club as connection happens naturally here.

Another contributing factor to wellbeing is financial clarity. National Seniors highlights that uncertainty around housing, costs and fees can undermine happiness in older age. Vivacity’s land lease model addresses this directly offering no stamp duty, no council rates, no exit fees, and 100% of capital gains retained by the homeowner. That sense of security gives residents room to focus on what truly matters: living well.

Tallowood Medowie, Stratford Gardens and the soon‑to‑launch Natrium Coral Cove represent a new chapter in retirement living, one where boutique design, natural beauty, physical wellbeing and social connection come together to form a life that feels purposeful, balanced and complete.

COASTAL LIVING, REIMAGINED: NATRIUM CORAL COVE BY VIVACITY SET TO LAUNCH

Vivacity Property is preparing to launch its most elevated lifestyle community to date. Natrium Coral Cove isn’t just a new place to live; it’s an invitation to enjoy a thoughtfully designed, coastal way of life that feels grounded, connected, and distinctly Australian.

Located along the southern edge of the Great Barrier Reef, just outside Bundaberg and minutes from Bargara, Coral Cove is a pocket of peace where the rhythm of the tides sets the pace. This isn’t a sea change in the typical sense, it’s a complete rethink of what retirement can be.

What sets Natrium Coral Cove apart is the intention behind every detail. The community has been designed for Australians over 55 who want more than just a home. It’s for those looking to live with clarity, confidence, and genuine connection. That sense of connection matters more than ever. Research from Monash University has found that nearly one in four older Australians experience loneliness. Vivacity took that insight seriously and continue to create spaces that make it easy to meet people, form friendships, and feel like you belong.

The centrepiece of the community is the Country Club, a beautiful, open space where residents can share meals, unwind with a book, join a yoga class, or simply have a conversation. There’s a cinema, library, lounge areas, and dining spaces. The nearby Wellness Pavilion offers a gym, pools, a sauna, and room for art, fitness, and quiet reflection. These aren’t just facilities, they’re places where everyday rituals become shared experiences.

Homes at Coral Cove reflect that same care and quality. They’re light-filled and low maintenance, with premium inclusions and smart layouts that feel spacious but manageable. There are two-bedroom options with multipurpose rooms, single or double garages, and outdoor areas for gardening or relaxing. Whether you’re entertaining family, indulging a hobby, or enjoying a quiet afternoon, there’s space for it here.

The location offers the best of both worlds, natural beauty and modern convenience. You’re minutes from medical centres, shopping, dining, and essential services. Yet Coral Cove feels peaceful and private, with walking trails, beaches, and lookouts that make it feel like you’re a world away.

Financially, like all of Vivacity’s communities, the land lease model adds another layer of confidence. There’s no stamp duty, no exit fees, and no council rates. You own your home and lease the land, and you keep 100 percent of your capital gains. That means more freedom and more flexibility to live life on your own terms.

Natrium Coral Cove is more than a retirement community. It’s a place where health, happiness, and human connection are at the heart of everything. If you’ve been looking for a lifestyle that feels relaxed but considered, surrounded by nature but close to everything, and full of people who want the same things from life that you do — this may be the place.

Registrations are now open (linked). Don’t miss your chance to be part of something truly special.

A new era of resort-style living for over-55s has officially begun today with the groundbreaking of the $320 million Natrium Coral Cove Lifestyle Community at Coral Cove, near Bundaberg.

Community vision
Natrium Coral Cove will feature 504 architect-designed homes built over the next 10 years on a 41.5 hectare site located at Coral Cove, just 20 minutes from Bundaberg. Construction of bulk earthworks and civil works has begun. The ground breaking ceremony is celebrating the commencement of the clubhouse and the first stage of homes.

The community is designed to bring people together, where neighbours become friends, and every day feels like a holiday.

At the heart of the community will be the $18 million clubhouse and wellness facilities, which boast:
• An expansive dining room and bar
• Private dining rooms
• A cinema and theatrette
• Multipurpose community rooms
• A sports bar
• A library
• A 25-metre pool, spa, gym, sauna, steam room, and magnesium plunge pool
• Private treatment rooms
• A bowling green, BBQ pavilion, tennis courts, and pickleball courts

“Natrium Coral Cove will set a new benchmark for resort-style living in the Wide Bay Burnett region,” said Vivacity Managing Director Jonathon Steggles Mendez.

“At the heart of this community is simplicity, transparency, and connection — where residents can free up capital, move into a brand-new low-maintenance home, enjoy resort-style facilities and live every day like a holiday. There’s no stamp duty, no exit fees, and residents keep 100% of any capital gains if they sell.”

Mr Steggles Mendez said the location adds to the appeal, “only minutes from Coral Cove Golf Course and within easy reach of Bundaberg, Natrium offers the perfect blend of coastal beauty and urban convenience.”

“I’m thrilled to witness the groundbreaking of Natrium Coral Cove, this is set to be a region-shaping development, and I thank the Vivacity Property team for their significant investment on our coast,” said Bundaberg Region Mayor, Helen Blackburn.

“The Bundaberg Region is among the fastest growing in the country. We’re so pleased Vivacity has chosen to invest here and build a magnificent resort-style over-55’s community.”

Key partners and contractors
The successful progression of Natrium Coral Cove has been made possible through the hard work and dedication of several key partners, consultants and contractors, including:

• Shadforth Civil Contractors is overseeing external infrastructure augmentation, intersection upgrade, bulk earthworks, and civil works for the first 113 homes
• IDC Construct has been awarded the contract to build the Clubhouse, a stunning community hub for future residents.
• Azura Building Group has been awarded the contract to build the first 68 homes, including a new sales suite and four display homes.

Economic impact
With an initial construction budget exceeding $51 million in the first year, Natrium Coral Cove will make a significant immediate contribution to the Bundaberg regional economy. The development is estimated to generate 600 direct construction jobs and provide a much-needed influx of high-quality homes for active and independent over 55s. Over the next decade, hundreds of millions of dollars in investment will help fuel the ongoing growth and prosperity of the Bundaberg region — not just through jobs during construction, but also by attracting new residents who will contribute to the local economy.

RETIREMENT LIVING THAT RESPECTS YOU AND YOUR FUTURE

For many Australians over 55, the decision to downsize is about more than just finding a smaller home. It’s about protecting your financial future, maintaining your independence, and living life on your own terms. At Vivacity Property, we understand that. We’re not here to sell a cookie-cutter solution. We’re here to support your next chapter with practical options, genuine care, and a transparent approach that puts you first.

Let’s be honest. Retirement housing can be confusing. Complex contracts, hidden fees, and retirement villages that often feel more like institutions than communities. That’s why we’ve built something different. Our land lease model removes the traditional barriers. No stamp duty. No council rates. No exit or deferred management fees. And the capital gains? They’re all yours. Because you’ve earned it, and you should keep it.

Vivacity communities aren’t just easier financially. They’re better by design. We offer architecturally considered homes that come move-in ready with premium inclusions as standard. No upgrades needed. No fine print. Just well-built homes with comfort, style, and everyday practicality. Whether you’re entertaining the family, gardening in the sun, or relaxing with your furry friend (yes, we’re proudly pet-friendly), these homes are made for living well.

But we know retirement isn’t just about the house. It’s about connection. Studies show that loneliness impacts nearly one in four older Australians. That’s why we’ve designed our communities to encourage real, everyday interactions. From our vibrant Country Clubs, complete with pools, gyms, and social spaces, to our community programs, walking tracks, and wellness centres, everything is designed to help you feel supported, engaged, and part of something meaningful.

At Stratford Gardens in Tahmoor, homes start from $630K and offer peaceful countryside living within reach of shops, services, and everything you need. Tallowood Medowie, with homes from $662K, features a five-star Country Club where neighbours become friends. And coming soon, Natrium Coral Cove will bring this same Vivacity ethos to the coast. Expect modern coastal living, thoughtful amenities, and a real sense of community.

We’re not a giant corporation. We’re a passionate team that’s hands-on and human. From the moment you enquire, you’ll speak with someone who takes the time to understand what matters to you. No call centres. No sales pressure. Just honest conversations and expert guidance.

Because retirement shouldn’t be something that happens to you. It should be something you actively choose. And at Vivacity, we’re ready when you are.
